  • 1. Book a meeting

    This could be an over the phone meeting or a lunch on me! It is important for me to meet the agents I work with so we can ensure we are a good fit for one another.

  • 2. Sign the contract

    Once we have met, you have reviewed my contract and services, and we decide were a good fit we will sign a contract that is designed to protect us both.

  • 3. Submit your first deal

    You can email me contract documents and all party information or simply submit a contract or listing through the service buttons in the section below!

  • 4. Keep calm & let your TC handle it!

Contract to Close

$375 per transaction | $600 dual agent

Details on what we cover:

  • • Ensure all documents are collected and signed by all parties

    • Upload all contract documents into compliance system

    • Complete required forms/documents by broker

  • • Contact all involved parties and introduce ourselves as a member of the team by email

    • Thoroughly review and complete all deadlines and timelines

    • Confirm escrow deposit

    • Order Home Warranty (if representing buyer)

    • Weekly status updates sent to agent

  • • Confirm pre-approval and lender information

    • Monitor underwriting process through receipt of loan commitment followed by clear to close

    • Ensure all documentation is provided within contract time frames

  • • Schedule home and termite inspection (if representing buyer)

    • Confirm inspections for both home and termite within the time frame of contract and inform all involved parties

    • Track repair request and obtain all signatures

  • • Send Offer to Purchase to Attorney’s office requesting closing/seller documents

    • Ensure all documentation is provided within contract time frames

    • Remain in constant contact throughout transaction

    • Receive copy of buyer’s earnest money deposit within contractual timeframes

  • • Coordinate closing timelines by all parties

    • Almost to Closing email with utility information sent to buyer

    • Almost to Closing email with reminder to shut off utilities sent to seller

    • Ensure delivery of lender closing documents to Escrow agent

    • Track preparations and send closing disclosure to agent and client

    • Ensure all closing documents have been received per brokerage requirements

    • Change MLS status to sold

  • • Adding past sale and requesting review on agent’s Zillow profile

    • Adding past sale to Agent’s Homelight account

Submit an executed offer- CLIENTS ONLY

Listing Management Services

$250 per listing

Details on what we cover:

  • • Prepare all listing materials in e-sign platform: Listing Agreement, sellers’ disclosures, seller estimated net  sheet, comparative market analysis, pull online property profile, septic  permits, covenants, survey, research old multiple listing service (MLS)  listings, etc. 

    • Input all listing information into Flex MLS and update as needed

    • Consult & coordinate property photos with agent and photographer

    • Upload and arrange listing photos in FlexMLS 

    • Create property description and send to agent for review 

    • Obtain all necessary signatures on listing agreement, disclosures and other necessary documentation  within Dotloop

    • Upload all necessary listing documentation into compliance system

  • • Email client a link to their property private MLS listing and send them a copy of their listing documents

    • Sign sellers up for feedback from seller reports on realtor.com and listhub

  • • Oversee all aspects of seller’s transactions from initial contact to executed purchase agreement

    • Coordinate all Open Houses through FlexMLS
